Pre-Purchase Inspection – Buyers

Give yourself peace of mind. Before getting emotionally attached and taking on a huge investment, we make sure our clients can make an educated decision on their purchase. This is an excellent way for Buyers to have a blueprint of protection.

We will check all components of the house from roof to foundation, electrical, plumbing and HVAC. The report will have pictures and proper explanations.

Pre-Listing Inspection – Sellers

Do you want to get ahead of the game and expedite the closing? Eliminate sometimes costly surprises before listing your home and give yourself leverage at the closing table. This is a highly valuable inspection.

Having the home inspected prior to placing on the market is the ideal way to identify hidden problems allowing for repairs or disclosure of the issues found in the Inspection Report. It is most lucrative for the Owner when repairs are made prior to the closing. We will check all components as a classic inspection.

However, sometimes the Owner is unable to address repairs due to financial reasons, time restraints or other obstacles. If so, the Owner can disclose the repairs in the beginning. By choosing this process, the home price based on this Disclosure will often times create a higher net sale for the Owner.

Pre-Warranty Expiration Inspections – Current Owners

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.

The inspection performed verifies that your new home was built properly. This is the “last call” for the client to request the homebuilder to perform repairs found before the client has out-of-pocket expenses.

We check:

  • Proper building techniques
  • Various components installed correctly
  • Leaks present
  • Structural
  • Verify systems & appliances working properly
  • Other items listed on a classic inspection report

Single Property and Multi-Unit Housing Inspections – Investors

Investor property inspections are performed prior to purchase and periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership. This allows negotiation on repairs or price adjustments reflecting the condition of the property. Periodic inspections for properties in the Owner’s portfolio identifies needed repairs i.e. tenant moves, evictions or general maintenance. Early prevention is a key to profitable ownership.
